For holiday rentals, the rental amount is transferred to the owner by bank transfer, usually a few days after the guests’ arrival.
With each payment, the owner receives a detailed statement, including:

Other applicable costs (technical services, inventory replacement, etc.)
📅 Mid-term rentals
For mid-term rentals (contracts of two months or more), the rent is paid in monthly installments.
For each payment, Casa Andaluza provides a detailed statement to the owner.
The agency’s commission for these contracts is typically charged in the final installment statement
🏡 Property condition & maintenance
The condition of the property is the responsibility of the owner, who may manage it personally, through their own staff, or delegate all or part of the service to Casa Andaluza.
To ensure high standards and guest satisfaction, regular inspections, deep cleaning, and preventive maintenance are essential.
🧹 Recommended deep cleaning
We recommend carrying out at least two deep cleanings per year:
before the start of the season (typically before Easter)
after the high season
🔍 Regular inspections
In addition, two annual inspections are recommended to assess the overall condition and identify maintenance needs, such as:

replacement of inventory
furniture checks
inspection of appliances
These inspections also include minor preventive maintenance tasks, such as:

Extraordinary work (renovations, improvements, repairs, or deep cleaning) is charged based on time and materials or according to prior quotation.
Final cleaning services are billed directly to guests. This way, the owner’s income is not reduced by cleaning costs associated with bookings.
If the owner personally handles the final cleaning, they will receive the proportional amount charged to the guest, minus VAT and the agency’s commission.
Intermediate cleanings during the stay are only carried out upon guest request and are also paid by the guests.
This system ensures that the property is kept in perfect condition without cleaning costs affecting the owner’s profitability.

To ensure smooth linen rotation throughout the season and maintain high guest standards, we recommend the following minimum equipment:

If cleaning is managed by Casa Andaluza, we recommend that owners keep their own linen, as we operate with a professional linen stock system.
Owners participate through an annual fee of €25 per person + VAT.

1️⃣ When Casa Andaluza manages the stay
In this case, Casa Andaluza takes care of all services: cleaning, check-in, guest registration, and guest support.
Available options:
Owner’s personal stay (rental price €0)
Only the final cleaning cost applies.Family or friends stay (rental price €0)
A management fee of €75 per booking applies, including check-in, guest registration, and guest assistance, plus final cleaning.Stay with price (standard or reduced)
The owner can freely define the price.
A commission of 10% of the booking value (minimum €100) applies, plus final cleaning.
2️⃣ When the owner manages the stay directly
If the owner handles key handover, cleaning, guest registration, and guest support, they can block the dates directly in the owner app.
These dates will automatically be unavailable for bookings.
🏡 Mandatory registration for holiday rentals in Andalusia
To rent out a property for tourism purposes in Andalusia, it is mandatory to obtain the official registration before advertising or offering the property.
Holiday rental properties must be registered in the Andalusian Tourism Registry by submitting a responsible declaration. Once registered, the property receives a registration number (e.g., VUT/CA/00000), which must be included in all listings and marketing channels.
In addition, recent national regulations introduce a single registration system for short-term and holiday rentals, whose identification number must also appear in listings on platforms such as Airbnb or Booking.
